Update on Thames Water work and irrigation system installation

The work by Thames Water on installing a water system for Plymouth Wharf at each end of the estate is due to be completed this week between Feb 28th– March 2nd. Obviously this will be dependent on the weather!

The irrigation system is then due to be installed next week starting March 5th. It is expected to take approx. 5 days.

Paviors will need to be lifted temporarily to make links from the top river bed to the middle bed and from the middle bed, at each end and on both sides, to the flower beds. This will not affect anyone’s car parking space but it may be necessary at times to drive the wrong way round the Wharf.

If you cannot reach your parking space at any time please park at either end of the Wharf, or in the Visitors spaces or in a space that you know is empty.

Update on new irrigation system

The groundworks to support our new garden irrigation system have taken longer than expected and we apologise for the continued parking disruption this has caused some residents.

Thames Water will be onsite 28th February – 2nd March to complete connection of new mains water feed. Following this Rosewater Irrigation will be onsite from 5th March for a week to complete the final installation of the irrigation system itself.

We will post further updates of any expected disruption for week commencing 5th March nearer the time

Plymouth Wharf Buildings Insurance

As a result of a recent enquiry, we have been advised by our insurance company, that our buildings insurance policy does not cover what they class to be short-term or holiday lets (stated as less than 6 months). This would include property sharing sites such as Airbnb.

The reason given is that with a constant change in persons at a location the risk for damage is greatly increased and as such they do not provide cover.

We ask that all shareholders ensure they do not let out their properties under these terms due to the risk of invalidating insurance and that any properties advertised on sites such as Airbnb should be removed at once.

We are currently seeking legal advice to clarify use of such lets in terms of the Lease that governs all the properties in the development. This also does not permit properties to be used for commercial reasons.

Shareholders should ensure that any tenants are also not using such sites to let out a single room or rooms and make sure that any agent acting on their behalf is also aware of this.

Rotherhithe and Canary Wharf river crossing consultation

Transport for London are seeking views on proposals for a new river crossing between Rotherhithe and Canary Wharf for pedestrians and cyclists.

The new crossing is proposed to provide a “safe, attractive and direct route for pedestrians and cyclists, reducing journey times and encouraging more active travel among the growing communities on both sides of the river”.

Ground works for irrigation system

There will be ground civils works on site at Plymouth Wharf 9th-13th October to install a new mains water supply.

During this time there will be some disruption to the drive and parking areas as brickwork has to be lifted and new pipework laid. PWRA apologises for any inconvenience caused during this time and any directly affected residents should already have been contacted.

This work is being undertaken to prepare for for installation of a new garden irrigation system. This work was outlined to shareholders during the last AGM and report.

Hyperoptic high speed fibre broadband

Plymouth Wharf Residents Association has been approached by Hyperoptic with regards to installing their high-speed fibre broadband service in the development. Hyperoptic’s service differs from the other existing internet service providers currently available at Plymouth Wharf because they install optical fibre direct to the premises as opposed to utilising the BT phone line. The advantage is that they can offer much higher speed broadband – upto 1Gb which over 10x faster than currently available.

Plymouth Wharf Residents Association is currently considering the proposal, which would be at no additional cost to PWRA or shareholders. They do however require our permission to conduct the installation.

Notice of Annual General Meeting

As required by Companies Act 2006 Section 307, notice is hereby given that the Annual General Meeting of Plymouth Wharf Residents Association Limited will be held at Compass Point, Manchester Road, London E14 on Thursday 27th July 2017 at 8pm to present the annual report of the board and the financial statements for the year ended 31 December 2017 for Plymouth Wharf Estate.  

Shareholders entitled to attend and vote at the above mentioned meeting may appoint a proxy (form enclosed) who need not be a shareholder of the Company, to attend and vote on his/her behalf.

Directions to Compass Point

From Plymouth Wharf: turn left out of the rear gate and walk along the river walkway. Compass Point community room is the building overhanging the walkway. Alternatively head right out of the main gate and take the first right, walking to the riverside.

Riser cupboards (Block 1-4)

In responding to a recent emergency callout to investigate a potential electrical fault on the development it was found that a number of residents are storing personal possessions in the riser cupboards between the flats.

This is not permitted under the lease and presents a health and safety issue as well as affecting our buildings insurance.

The riser cupboards are part of the common areas and do not belong to flats, nor do residents have permission to use them. Their intention is not for storage, but to facilitate access to common services (gas, electric and water). As such they should remain free from obstruction at all times. Further to this, storage of any materials within these areas presents a fire risk as it allows fire to quickly spread between floors. Given recent events in London, this is of particular importance.

We request that any residents who are currently storing any personal items  in these riser cupboards remove them immediately.

We will be conducting an inspection within 7 days of all riser cupboards whereupon any items found will be removed. Any removed items will be stored for one month when, if not claimed, they will be disposed of.
